LET’S HELP THE BOARD OF COMMISSIONERS MAKE THE RIGHT DECISION

Meeting – October 3, 2011 at 7:30
Where – Upper St. Clair Recreation Center - 1551 Mayview Rd

BACKGROUND

·      The Township is considering a text amendment change for any 25 acre special business unit property
·      The former Consol Property is the only property that meets that criteria
·      The change will allow for a mixed use development on that land, including residential, commercial and retail
·      The change does not require any specific plan.  Therefore the Township must accept any plan that conforms to the amendment


WHAT ARE THE ISSUES

·      This is not a Done Deal!
·      The Developer has shown the township several plans.  However, there are no guarantees or requirements that they are followed. 
·      Once approved, the developer can sell the property and a new purchaser is free to ignore any of the developer’s visions or promises to the community
·       Proposed changes will allow nearly any retail with multiple 55,000 square feet buildings all of which can have 3 stories
·      Only 5% conservation required
·      Developer has indicated desire to move Best Buy from Bethel Park to this development

HOW YOU CAN HELP

·        Attend the meeting.
·        Spread the word to friends and neighbors.
·                    Voice your concerns to the Township Commissioners through letters and calls. 412-831-9000 or ttp://www.twpusc.org/gov/commisson/index.html.    Ask questions and demand certainty from the Township.
